BUT! I say again BUT! when a cities coffers get low and there's not enough money to pay for bloated city payrolls, and all those inefficient city employee's (example Bell, CA) then it's time to ramp up the code enforcement department! What these Vampires do is get in their little trucks and drive around to Apartment Complexes or Rental Properties or even homeowners that might be a little behind in their yard maintenance, and get out their little book and right a correction that they charge an administrating fee for! cha-chaa-ching instant city income! I have it on good authority that some cities (Ontario) use a helicopter to spy on their residents backyards for un-maintained pools or un-permitted additions and such! then watch out here comes the fines and fees! City sanctioned &amp;amp; legalized extortion!&lt;br /&gt;&lt;p&gt;We are working on a Apartment complex that was extorted (opps I mean fined) for code corrections, now that would be okay if they left it at making the corrections and let the property owners move on (sore backside and all) but once these Building Officials get their fangs in you they will not let go until you are bled dry and then some! The owner's tenant called him the other morning and was in a panic about water seeping out of the floor and from under the tub and toilet. Now no one eagerly looks forward to home or business plumbing maintenance, we understand this! and in "challenging" economic times such as these....even less so! With today's many concerns plumbing seems low on the list of things to use precious money reserves on, and we would agree if you are living in a home or business without known plumbing issues. But if you are living with known issues that rare their annoying head on a regular basis, than it would be penny wise and pound foolish to not continue with your normal maintenance schedules. With today's high cost of plumbing products and materials it would be in your financial best interest to maintain existing fixtures and plumbing in good working order. If you have a sewer line that should be cleaned annually and try save money by not doing it, you could be in for expensive restoration or replacement costs if the roots become excessively large or collapse the line. Drains that a problematic need to be regularly cleaned or they can fail or worse, and if the line is located under the house you can have sewage collecting under your home, worse yet if the line is under the concrete slab having to break the concrete slab to repair the pipe. If you are hearing rattling or banging pipes or fixtures in your home? DON'T ignore this!!! this condition could be a failed pressure regulator, which could cost you thousands of dollars if this condition exists in your home and you have a failure of a pipe or a water heater. If you have a tankless water heater do not ignore your annual maintenance needs, and this brings us to a recent customer experience.&lt;br /&gt;&lt;p&gt;We recently went out to a home in Riverside CA for a tankless maintenance call, and after checking out the heater, we informed the homeowner that the heater was leaking from the heat exchanger. Well that wasn't the bad part! we change heat exchangers all the time from differed maintenance, the bad part was the heater was leaking for so long that it rotted out and damaged some other key components that needed to be replaced also. Well by the time you combined the heat exchanger the other key parts, and the labor the owner was better off replacing the heater. So what should have been a $200-250.00 maintenance call turned into a replacement of a $1300.00 5 year old tankless heater, and when you add labor into the cost of replacement it made for a very embarrassed and upset homeowner. So after we replaced the heater and corrected the improper installation, we set the homeowner up with all the manufacturer's recommended accessories needed to maintain the factory warranty and then put the homeowner on a maintenance schedule that they will be looking forward to on an annual basis. Now this is an extreme situation, but we feel that this scenario will become more common as money becomes tighter. So if your living with a plumbing problem or just routine maintenance needs, it would be in your best interest to not put maintenance on the back burner. Proper placement of the heater will help to minimize the installation costs and initial upfront cost, which will allow for a faster return on investment. The property management company was continually having to deal with unhappy tenants over plumbing issues, and this was leading to tenants moving on to greener pastures and better water pressure. After many years of providing service for this building and advising the owner that the repair costs are going to exceed the cost of a repipe in the near future, they decided to complete the copper repiping. We worked in sections of the building to allow most of the buildings water to stay on and keep the remaining tenants happy while the work was being completed. We also included individual shut off valves for the different sections to allow for isolation of apartments for future maintenance needs, this was something that the original plumbing system was missing. Other upgrades we installed are new water heaters and hot water insulation for the return piping and mains, this will greatly increase efficiency and cost savings making for a quicker return on investment. For each unit we installed new angle stops and supply lines for each fixture, and then instructed each tenant how to shut the water off in case of an emergency. Once the work was completed we patched all the drywall and stucco openings we created, after a little primer and paint and the place was better than new. For the mainline supplying the building we split the water service to allow for a manifold system that would ensure that the building always had water even when maintenance would be required, our goal was to add to the usability of the system and make improvements to aid the owner in making the tenants happy, and these days happy tenants do not move which increases the bottom line for the owner or property management.&lt;br /&gt;&lt;br /&gt;We have also finished complete and partial re-pipes for customers in Los Angeles, Alhambra, Arcadia, Hacienda Heights, Brea, Covina, Monterey Park, Temple City, Duarte, Monrovia and several other cities in Los Angeles and San Bernardino Counties. Well the intent of the law is admirable, but it really isn't going to benefit consumers much at all. What it will do is raise the cost of brass plumbing items greatly, and backflow devices are also effected. Manufacturers are trying to playing catch up with the new requirements. As a result there are no backflow devices over 2 1/2" that are approved by USC the backflow governing body, so this creates a big problem for a customer that needs to replace a larger device. We recently have run into this problem near Ontario International Airport, LSG Sky Chefs the food service for most airlines recently needed to replace an existing 3" device. We determined the device was to risky to try and repair, and advised our customer to replace the device. The problem is.....with what? nothing over 2" is approved.....we decided to remove the 3" device and then install two 2" devices, this would allow for similar flow capabilities and also ensure that they always had water. After the manifold was built we mounted the devices and tested for proper operation, and then submitted the required paperwork. Her son-in-law called us on an emergency basis, stating that his mother-in-law was worried about the situation. We arrived at the home to assess the situation and determine the cause of the leak, based on the location of the leak we determined the leak was in the main line. The main water line was a 1" galvanized pipe that was about 55 years old, and had rotted out under the driveway. &lt;p&gt;The homeowner had called out another company prior to calling us, and their solution was to saw cut about 60 feet of nice driveway? so this solution and the high price tag worried this elderly homeowner. &lt;/p&gt;&lt;p&gt;At Care One Plumbing we are very used to working in public and private settings where destroying or even disturbing historical or valuable landscaping is not an option! And after reading our customer reviews and  &lt;a href="http://www.careoneplumbing.com/plumbing-comments.html"&gt;testimonials&lt;/a&gt;, Mr. Steinberg called and scheduled an appointment for us to take a look at his situation, we then arrived at his home and listen to his concerns and needs and looked over the problems. We first had to correct some &lt;a href="http://www.careoneplumbing.com/glendora-plumber/water-pressure.html"&gt;high water pressure&lt;/a&gt; issues for the home, after the pressure was under control we showed Mr. Steinberg the different options for heating hot water for his home. We looked at &lt;a href="http://www.careoneplumbing.com/glendora-plumber/tankless-heater.html"&gt;Noritz &amp;amp; Takagi&lt;/a&gt; Tankless heaters, Hybrid Heaters, Standard &lt;a href="http://www.careoneplumbing.com/glendora-plumber/water-heaters.html"&gt;Bradford White&lt;/a&gt; Tank Style heaters, and &lt;a href="http://www.bradfordwhite.com/products2.asp?id=1&amp;amp;product_id=168"&gt;Bradford White's High Performance Heaters&lt;/a&gt; selected the 25 Gallon High Performance Heater. The 25 Gallon heater will deliver 155 Gallons of hot water in the first hour, which is phenomenal for a heater of that size and the 55 Gallon will deliver 200 Gallons in the first hour. With these two heaters one can get . We discussed the different heaters based on cost, performance, maintenance issues, and installation requirements, Steinbergtankless performance in a standard tank package, the benefits of this type of heater is installation requirements are very similar to a standard water heater. So you can get almost endless hot water without the having to upgrade gas lines, electrical, venting, modifying water piping, and the added expense required for a tank-less install.  In a tract home sometimes these upgrades are not practical or even do-able without re-inventing the wheel, so these heaters are a viable and practical solution.  We installed a 25 Gallon for another customer in &lt;a href="http://www.careoneplumbing.com/california-plumbing/plumbers-Arcadia.html"&gt;Arcadia, CA&lt;/a&gt; that had a small niche for the heater to fit in, and we replaced his old 30 Gallon with the 25 Gallon and the homeowner was thrilled with the ability to take more than one shower in an hour. &lt;p&gt;These heaters use a thermostatic mixing valve to regulate the amount of hot water that comes out of the heater, when you add high recovery these heaters are a winner. The only modification is these heaters require a 4" vent, which is usually not an issue as most homes have a 4" vent standard. The home is a 1950's ranch style home that had 2 tank style water heaters on both sides of the home, 1 heater ran the bathrooms on one side of the home the other runs the kitchen, laundry, and half bath. We placed the heater near the restrooms and sized it to run the whole home, the homeowner is planning on eliminating the other tank heater and connecting both hot systems in the future.&lt;p&gt;The leaking heater is in a outside water heater closet that butts up to a bedroom closet, we wanted to remove the heater, piping, and drywall from the closet down to the studs. Then we were going to frame in the door opening and place a recess box and piping into the opening and then install the tank-less into the recess box, that would have given the homeowner a slick heater install. But due to budgetary concerns we located the heater near the gas meter and newer copper pipe under the home, for a faster and more cost effective installation. &lt;/p&gt;&lt;p&gt;As a Certified Noritz Service Provider...much of our Tank-less experience comes from correcting other "Tank-less Installers" installations (Certified or Not) So when we do our installations we use that experience to provide a homeowner with a proper installation, that saves MONEY in the long run. Most installers will use flimsy straps to secure the heater, under size the gas line, or not install isolation maintenance valves (Huge Mistake). So once the old piping is removed, we size the piping for proper flow and determine the most efficient path for the new copper pipes. This type of re pipe requires considerably more walls and access to be made due to limited access. So be prepared for a lot of drywall or stucco repairs, it is possible to install the piping without opening a lot of walls.....but it's not a good idea, because the piping can not be secured or strapped properly and is usually just stuffed into the opening leaving a questionable end result! This Job does allow for the water to be left on longer than in the raised floor home, because a second system is the only way to complete the work. The piping is sized, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;layed&lt;/span&gt; out, and installed  the same as the raised floor method. We also secure, strap, and install new shut off valves and supply connectors as in the raised floor method. With this type of re-pipe we highly advise insulation of the cold water piping and suggest the hot water system. We've recently had a rash of GE and Maytag Heater service calls, that ending up costing the homeowner money &amp;amp; stress they weren't counting on spending. Recently in Whittier CA we serviced a 1 year old GE Heater that had failed. What killed this heater was a combination of lousy product, improper install (handyman) and a dryer vent that was not connected. The dryer vent gets most of the blame, as the heater was sucking in lint which also blocked the combustion air openings. This caused the heater to overheat and the high limit safety device to activate which killed the heater. GE in it's infinite wisdom decided not to make the safety feature re-settable by anyone trained or not, so consumer's will end up paying the price. For this particular heater, we had to un-install it and take it back to Home Depot wait in line for manager approval and verification from GE. After all this drama we returned to the home installed the new lousy heater and corrected the handyman's code violations all to the tune of $800.00. Luckily the tenant was only out of hot water for a about 6 hours or so, but I've seen homeowners without hot water for 2-4 days waiting for parts to arrive from the manufacturer. In my experience the home stores have a track record of supplying sub-standard plumbing products, and this is not limited to water heaters also toilets, faucets, piping, and fixtures are all "homeowner" grade products. As a Plumbing Contractor, I am doing a disservice to my customers by installing these products, so as a general rule we will not provide and install these products. Many Customers ask us to install their purchases, and as a service company we will but we advise against using these products. Everyone wants to save money! Everyone! but there's an old saying "You get what you Pay For" and it's never more true than with plumbing and plumbing products. The home stores maintain their "Low Prices" by providing aesthetics over quality, they will skimp in the materials used to manufacture the "Homeowner Grade" products they sell.&lt;br /&gt;&lt;p&gt;&lt;br /&gt;All newer California water heaters have a sealed combustion chamber, this is a safety feature designed to help prevent explosion from flammable vapors. This design requires combustion air to be drawn in from vents at the bottom of the heater, this is okay except for the fact that most water heaters are forgotten about.....until they stop working! With the new heaters this is a bad idea as these heaters must be kept clean and clear.....if! you want to keep your investment working that is! If you own a newer heater, maintenance is the key! inspect the heater for leaks, dust or debris around the air vents and clean them regularly. Also flush the heater on a regularly basis and you can expect your heater to last 10-12 years. &lt;/p&gt;&lt;p&gt;&lt;/p&gt;&lt;p&gt;So if the home store is not the place to get your new water heater....then where? Well the answer is your local plumbing professional. Most professionals will service your heater annually and insure you receive the greatest value for your investment. Local Plumbing Contractor Help</title><content type='html'>Home Plumbing repairs it's something no one looks forward to.....with the exception of the Plumber! and that's understandable it can be messy, stinky, time-consuming, expensive, frustrating, etc. etc. etc. But as a homeowner you can take care of some of the minor maintenance  needs yourself, and the time you spend will be well spent. Performing some basic maintenance on some of your home systems can save you hundreds to thousands of dollars.&lt;br /&gt;&lt;ol&gt;&lt;li&gt;Drains: Keeping your drains flowing is not hard if you understand water is the key! open clean out plugs and insert a hose with a (tightened) small nozzle and turn on the water and flush the accumulation. Do not force the hose into the line to far! it's not a snake, let the water run for several minutes and keep an eye inside the home for back ups. On Lavatory sinks the problem is usually under the stopper, hair will accumulate there so disconnect the stopper and remove it. Once remove you can usually remove with a screwdriver, twirl like spaghetti and remove, or you can pick up a $3.00 tool called a zip-it and use it....it's simple. There are also drain maintenance chemicals you can use to keep things-a-flowing! Use Bio-Clean, or other enzyme based products, another good product is Citrus Drain De-greasers there natural and effective. Avoid acid based chemicals as they are harmful to you and the plumbing. We carry our own high quality Citrus based De-greaser that works great for our commercial customers. Using a quality drain maintenance product can keep your drains working nicely, so take the time.&lt;/li&gt;&lt;li&gt;Water Heaters: This the most often ignored appliance in the home, take the time to do some simple maintenance. First inspect the heater look at all the piping is anything leaking? next clean around the heater remove spider webs, dust, accumulation, this is of great importance on newer heaters with the sealed combustion chamber. If these heaters overheat you can burn out the high limit sensor, especially on the home store heaters. Next connect a hose to the drain valve and run the hose outside, turn on the water and run under pressure until the water runs clear. This should be done ideally monthly but at least several times a year will do. If the heater has never been maintained this service may not be effective as the minerals have already boiled and backed in place. If anything is out of ordinary contact a professional to check the heater out safety must be a priority. Those of you with a Tank less heater, De-scaling is MANDATORY! if you do not De-scale your heater annually you will kill you heater.......GUARANTIED&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Heater/AC: With your homes heating the main thing to maintain is your filter! this is a priority, without a clean air filter you will choke the efficiency &amp;amp; the life out of your heater/AC unit this is bad. Outside take a hose and wash down you condenser unit, this will help with transfer of heat and the efficiency of the A/C which translates to $$$ saved.&lt;/li&gt;&lt;li&gt;General: Many problems can be solved or minimize additional damage or cost by paying attention to your home and it's systems, when toilets stop flushing, when faucets start dripping, when pipes start bubbling, when plumbing starts vibrating, rattling, banging this is the time to call a professional.&lt;/li&gt;&lt;/ol&gt;While many minor home repairs can be completed by the homeowner, many repairs can be completed more efficiently, by a experienced plumbing contractor. Some home repairs require special tools, material, techniques, or adherence to code requirements that the homeowner is unaware of and often times more cost effectively. &lt;p&gt;&lt;span style="font-weight: bold; font-style: italic;"&gt;There are several types of Plumbers out there today.....&lt;/span&gt;&lt;br /&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;The Corporate Plumber: These plumbers tend to be the highest priced contractors and are supposed to provide the best results, service, and quality control. What tends to happen is the techs are trained in sales heavily and not so much in plumbing, most are part changers with very few being experienced troubleshooters.&lt;/li&gt;&lt;li&gt;The I know a Guy Plumber: These "Plumbers" tend to be unlicensed handymen or guys that know enough plumbing to be dangerous. Be careful about what you have this "Plumber" work on, I have cleaned up many-a-mess and corrected code violations that have been left behind. Saving money is great if the repairs do not have to be re-repaired to correct improper work.&lt;/li&gt;&lt;li&gt;The Cheap Plumber: My personal favorite, this plumber promises the world....quality, professionalism, service, pride in workmanship, all at a rock bottom price??? NOW I know we all want to save money on something we don't want to spend money on!!! BUT does this seem reasonable? no it doesn't but many fall for it! Every quality cheap job I've seen, is far from quality and most times was a waste of the customer's money. Remember the old saying "You Get What You Pay For" so a rock bottom price is arrived at because something is cut out of the job...example: material quality, code requirements, proper workmanship (usually), proper time for the repair, you may save money but what are you losing??? Quality? Safety? Workmanship?&lt;/li&gt;&lt;li&gt;The Family Contractor: This is where professionalism, quality, pride in workmanship, and a fair price all seem to meet to the customer's benefit. These Plumbing Contractors tend to be the most experienced &amp;amp; knowledgeable plumbers, the cream of the crop. Smaller contractors tend to be owner operated and let's face it when an owner operator is doing or overseeing the work going into your home, YOU will be the beneficiary of the deal. An owner wants to build long term relationships with their customer's, so they provide quality, knowledge, ethical service, pride in workmanship, and built in value at a fair price. This contractor tends to be medium to medium high priced, but your receiving more in value and quality for not much more in cost.&lt;/li&gt;&lt;/ul&gt;The best way to select a contractor is to get an estimate or two and go with the plumber that you are most comfortable with, use your intuition it's usually right on! if it feels right it usually is. If you feel you need to get multiple estimates have the good sense and taste to separate the times you schedule the contractors, having contractors trip over each to get into your home will have a negative effect on your estimate and the work provided for you! and that's not what your looking for is it? Plumber's are there to solve your problem, so how you interact with them will determine the experience you have! This problem was really frustrating because his water heater was a 3 year old Noritz Tankless heater! The symptoms were.....having to turn the power off and on to reset the heater, also a more menacing problem of water dripping from the case. We first checked out the installation, for improper connections or improper installation. The first thing I noted was the gas flex was undersized....a common mistake, the next issue was there weren't any isolation valves on the heater.....another common issue. We then pulled apart the heater to track down the leak, and it went up up up to the heat exchanger! uuuhhhh ooohhh! a 3 year old heater with a leaking heat exchanger! This is the same as a tank style heater leaking at the tank! not a good thing!&lt;p&gt;So we contacted Noritz Tech Support for starting the procedure for a replacement heat exchanger, they first started questioning us on the correctness of the installation and the regularity of the maintenance, we provide the requested information. I could see the case building for a denial of warranty based on maintenance issues or improper installation, what does this mean for you?.....well if you own or are thinking about purchasing a tankless heater you had better make sure the job gets done right! Do not assume that a "Professional" is going to do a "Professional Job", this homeowner did it all correctly....he used a "Noritz Installer" and the job was done so-so!. First not every contractor is versed in these things or how to properly install them, secondly do not cut corners on the installation! pay for a quality installation. When you price shop and try to squeeze the contractor into submission....believe it or not!....that's the kind job you will get! squeezed and corners cut! Now I don't know if the installer cut corners on purpose or didn't know any better, but the installation almost cost the homeowner his $2500.00 investment! why?&lt;/p&gt;&lt;p&gt;&lt;br /&gt;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;No Isolation Valves: This means no heater maintenance! this heater had not been de-scaled since it was installed, this most likley KILLED the heat exchanger. Also this gives a Manufacturer a reason to DENY warranty honoring! Don't Do it!&lt;/li&gt;&lt;li&gt;Undersized Gas Connection: This is another way corners are cut, and is the quickest ways to have performance issues with a heater....every tankless! Make sure the gas line is sized properly for the heater, and the additional load it puts on the entire system.&lt;/li&gt;&lt;li&gt;Maintenance: Would you drive your car without maintenance? Why would you operate any mechanical system in your home without maintenance? You wouldn't or shouldn't! We removed the existing heater, covers, venting, gas connections, and then prepared the opening for a new Cozy Wall Furnace. We have been installing Cozy Heaters for many years now after switching from Williams Furnaces. I was tired of having to repair a newly installed Williams Heater, they fit the rough opening a little looser than the Cozy Heaters, but the drawback of having to repair 2-3 out of 5 heaters installed became a bit annoying. &lt;p&gt;The Cozy Wall Furnaces have quality components, stainless steel burners, solid heat exchangers, and are built to last, so switching was a no brainer for us. Proper installation is always the number #1 concern for us! this is an appliance that can be dangerous if not installed correctly, so customer safety is priority #1. Pictured is a Hold Down Bracket that secures the venting to the heater header, this small piece of sheet metal is VERY important as it keeps the vent in proper position and minimizes the chance of movement. This seemingly unimportant piece of metal is often not installed on many installations I have run across in the past, this blows my mind as to the carelessness that anyone who installs these heaters for a living would take such a chance on a $5.00 piece of metal? We also installed new B vent pipe up and out through the roof line and secured it with a new storm collar, vent cap, and made the area water tight. The new heaters cannot function properly on old venting, even old B vent should be replaced as it will burn out from the heat and moisture created by the old heater, this is NOT the place to save money on!&lt;/p&gt;&lt;p&gt;After the venting, header, and gas connections have been changed, we set the furnace into position and secure it. We then make all the connections and test the heater for safety and proper operation, we then install the covers and trim. This cannot be stressed enough that when you have a heater replaced or repair SAFETY must be the main concern, saving money is great but not at the cost of your families safety! We replaced a home store heater that was not operating properly due to improper installation. The homeowner felt that the new Rebates and Tax credits plus a Quality Professional Grade Noritz heater Professionally installed would be of benefit in the long run. We removed the existing heater so that it could be reused on another project down the road. We then prepared the area for installation of the new heater, by reconfiguring the piping, increasing the gas piping to serve the new heater, and corrected the venting. &lt;p&gt;We then mounted the Noritz 0631 Series heater and then installed the isolation &amp;amp; maintenance valves, Remote Control Panel,  and new Noritz Stainless Steel Vent piping.  The heater installation went along as planned with a nice clean installation and proper operation . We tested the gas line for leaks, installed the drip tee and ran the tubing to the exterior of the cabinet, we cycled the heater many times and set the controller to the proper temperature. We then provide the Homeowner with some instructions on usage and what maintenance needs would be needed down the road. Care One Professional Plumbing recently complete another NoritzTankless installation for a local San Dimas Homeowner.&lt;/span&gt;&lt;/span&gt; &lt;p&gt;&lt;br /&gt;&lt;span style="font-style: italic; font-weight: bold;"&gt;Our Client was was thrilled and excited when we began the replacement of the old style tank type heater with a High Efficiency Noritz 631 series heater.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;Her old heater was approximately 12-15 years old and had a defective Dip Tube, a dip tube directs the incoming cold water to the bottom of the heater to be heated more efficiently. On this particular heater the dip tube had started to break apart in small bits and clogged her hot water piping. After the heater was installed and tested we had to flush the debris from the piping to restore the pressure and flow to the hot water piping. &lt;p&gt;&lt;/p&gt;&lt;p&gt;The Homeowner was going to have the garage re-drywalled and will have the drywall replaced around the new heater. We arrived at her home to check out the heater, and sure enough there was a noticeable hissing at the top of the heater and a large puddle on the stand and floor. I had a pretty good idea who the culprit was.....High Water Pressure! (I've preached the Dangers of this Problem for Years) So I had my trusty apprentice test the pressure......and uuuhhh-oohhh 117 psi and a dead pressure regulator!&lt;br /&gt;&lt;/p&gt;&lt;p&gt;I then gave her the quiz....&lt;span style="font-style: italic;"&gt;any vibrating pipes?&lt;/span&gt;....&lt;span style="font-style: italic;"&gt;any buzzing toilets?&lt;/span&gt;....&lt;span style="font-style: italic;"&gt;any leaking faucets?&lt;/span&gt;.....&lt;span style="font-style: italic;"&gt;etc. etc&lt;/span&gt;. and without any surprises she started answering.....uuummm yeah?...oh! yeah? is that what caused these problems? and I gave her a resounding &lt;span style="font-weight: bold;"&gt;YES!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-weight: bold;"&gt; So if your keeping score.....&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-weight: bold; font-style: italic; color: rgb(0, 102, 0);"&gt;High Water Pressure 4 (water heater, pressure regulator, &amp;amp; 2 toilets)&lt;/span&gt;&lt;br /&gt;&lt;span style="font-weight: bold; font-style: italic; color: rgb(153, 0, 0);"&gt;Homeowner 0 (can't count our invoice as a point!)&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-weight: bold; font-style: italic; color: rgb(153, 0, 0);"&gt;&lt;span style="font-style: italic;"&gt;&lt;span style="font-weight: bold;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="color: rgb(153, 0, 0);"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;So unfortunately for this very nice Lady, if she had realized or recognized the symptoms of High Water Pressure she could have saved herself a large amount of money on repairs that would not have been needed.  A normal pressure regulator installation runs $300.00-$500.00 an amount that maybe hard to swallow! but the cost of secondary damage repairs can exceed $1400.00 that amount can be pivotal for a family that's struggling to keep their home.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color: rgb(153, 0, 0);"&gt;&lt;span style="color: rgb(0, 0, 0);"&gt;Times are tough!....but they can always get tougher! I want to be able to blast the dirt and skin right off! I can also turn on a hose and water my neighbor's yard from my house and scour down the driveway! I can take a shower and not get scalded when my kid flushes the toilet! A homeowner can come up with many perceived benefits as to why high water pressure is good! Some of the benefits are great, I love to take those skin removing showers myself, and I love being able to pressure wash the driveway with my finger over the end of the hose! but! that's where the benefits end.&lt;br /&gt;&lt;br /&gt;From my point of view high water pressure is the proverbial ticking time bomb waiting to go off at the most inopportune time as possible IE. in the middle of the night or during that long weekend in Vegas. High water pressure is very similar to &lt;span style="font-style: italic;"&gt;High Blood Pressure &lt;/span&gt;it's called the silent killer for a reason! your strolling along in life and all is good than one day &lt;span style="font-style: italic; font-weight: bold;"&gt;bang&lt;/span&gt;! same with you plumbing system, all is good than out of nowhere here comes a rude surprise. But it's never that simple....is it? there's always clues! but you just thought &lt;span style="font-style: italic;"&gt;oh that's weird! or maybe it will go away? &lt;/span&gt;but it doesn't it just waits for the wrong moment to go &lt;span style="font-style: italic;"&gt;&lt;span style="font-weight: bold;"&gt;BANG&lt;/span&gt;! &lt;/span&gt;so what do look for? what should you not ignore?.....&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Banging pipes&lt;/li&gt;&lt;li&gt;Rattling pipes&lt;/li&gt;&lt;li&gt;Squealing or Vibrating pipes&lt;/li&gt;&lt;li&gt;Multiple Leaking Faucets&lt;/li&gt;&lt;li&gt;Running Toilets&lt;/li&gt;&lt;li&gt;Constant Splitting of sprinkler heads&lt;/li&gt;&lt;li&gt;Slab Leaks&lt;/li&gt;&lt;li&gt;Water Heater Failure&lt;/li&gt;&lt;li&gt;Rapid change in pressure (high or low)&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Etc. etc. etc.&lt;/li&gt;&lt;/ul&gt;The list of symptoms is pretty long and not hard to miss if your observant and honest with yourself, &lt;span style="font-style: italic;"&gt;that&lt;/span&gt; maybe there is a problem. We all know the consequences of ignoring the signs? What else could be at stake? well &lt;span style="font-weight: bold; font-style: italic;"&gt;all&lt;/span&gt; of the plumbing products in use today have a life expectancy and when you mix in high water pressure that &lt;span style="font-weight: bold; font-style: italic;"&gt;greatly&lt;/span&gt; reduces the life expectancy of those products such as.....&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Faucet Supply lines (#1 cause for home insurance claim loss)&lt;/li&gt;&lt;li&gt;1 Piece Shut off &amp;amp; Supply lines (newer homes)&lt;/li&gt;&lt;li&gt;Washing Machine Hoses (under pressure 24-7 365 days a year)&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Faucets (parts mostly plastic &amp;amp; rubber)&lt;/li&gt;&lt;li&gt;Toilet Tanks (mostly plastic &amp;amp; rubber)&lt;/li&gt;&lt;li&gt;Pipe (slab leaks)&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Water Heaters&lt;/li&gt;&lt;li&gt;Etc. etc. etc.&lt;/li&gt;&lt;/ul&gt;So being able to take that skin removing shower is great! but not at the expense of greatly increasing your home or business's maintenance costs? High water pressure will greatly cut down the life of every plumbing system in your home, maybe not today or tomorrow but it will take it's toll. So the pipes are older and there's more demand needed the Water Company says well instead of tearing up all the streets and replacing the whole system....were gonna cheat and install BIGGER supply pumps to increase the pressure to meet the demand of OUR customers! Well bigger stronger pumps mean more pressure to that old unprotected neighborhood....yours??? thanks Water Company!&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;So an area that once had normal pressure 40-70 Psi. now has 80-160 Psi and know one figures it out until those mystery symptoms start happening! &lt;span style="font-weight: bold; font-style: italic;"&gt;tick tick tick&lt;/span&gt; you get the picture! I run into this situation regularly! then I will make a flyer and canvas the neighborhood and I am always astonished how many people have no clue! The marketing gurus have done a great job in selling this new technology, but and there is always a but! it's not for everyone or every situation. Tank-less heaters have very specific installation requirements that cannot be altered without greatly effecting the performance of the heater. I will list some of the requirements that will be needed to make your new purchase operate the way intended.&lt;br /&gt;&lt;ol&gt;&lt;li&gt;110 Volt Electrical outlet (dedicated is preferable) this is needed for the electronic controls to operate.&lt;/li&gt;&lt;li&gt;A 3/4" Gas Supply pipe, in longer pipe runs a 1" may be required. Without the proper gas supply the heater will not function properly.&lt;/li&gt;&lt;li&gt;Stainless Steel Vent Piping, if the heater is installed indoors specialty venting will be required the heater cannot be vented into the old style galvanized vent piping.&lt;/li&gt;&lt;li&gt;Some manufactures recommend installation of water filtration to prevent excessive mineral build up within the heat exchanger.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Modification of the water lines to allow for connection to the bottom of the heater, there are also isolation valves that are used to maintain the heaters performance. (Annual Maintenance is recommended by most manufacturers!)&lt;/li&gt;&lt;/ol&gt;Most homeowners are unaware of the major modifications and the significant added costs, to swap out a tank style heater with a tank-less heater, it's like putting a square peg into a round hole and it just doesn't fit. Most homeowners also do not plan for the change, usually they wake up with water on the floor and in a panic start calling around to have the problem solved. That's not the best way to make a large purchase decision such as a tank-less heater, so if you know your heater is gettin old....don't wait till it dies.&lt;br /&gt;When should you use a tank-less heater....well when you plan for it! usually when another project is being completed such as a remodel or a re-pipe of the water piping these are optimal times to add a tank-less.&lt;br /&gt;&lt;br /&gt;Tank-less water heaters cost between 40-70% more to install versus a tank style heater, depending on your specific installation needs and proposed location of the heater. And shopping around on the phone is the quickest way to get incorrect information and inaccurate pricing. So if your really interested in a tank-less heater and do your homework and DON'T be afraid to have a Plumbing Contractor come out and give you an accurate estimate even if it costs you a couple of service calls....it's money well spent.&lt;br /&gt;&lt;br /&gt;When should you use a tank style heater....well....when you do not need unlimited hot water for a jacuzzi tub or multiple long showers. When installing where a tank style heater already exists and it's not practical or feasible to install a tank-less heater.&lt;br /&gt;&lt;br /&gt;Tank Style heaters manufactures have felt the crunch of the tank-less fad! and have come out with some great options to the tank-less heater....such as a 25 Gallon heater that will produce 150 Gallons of hot water in the first hour! that's pretty cool! These heaters use mixing valves and high recovery burners to meet large demands. These heaters are more expensive than standard heaters but require minimal modifications to place into existing locations. How do I know this? well by the amount of services calls we receiver per month for this very problem. Can't tell you how many turkey &amp;amp; x-mas days have been ruined by the untimely garbage disposal stoppage??? to many to count!......&lt;span style="font-style: italic;"&gt;so how do I use then&lt;/span&gt;.....you ask? well I tell you and this info could save 100.00-200.00 bucks depending on when it happens!&lt;br /&gt;&lt;ul&gt;&lt;li&gt;First a garbage disposal is not for &lt;span style="font-style: italic; font-weight: bold;"&gt;garbage&lt;/span&gt;....cant tell you the amount of bottle caps, forks, spoons, pennies, wire twists, glass, etc etc&lt;/li&gt;&lt;li&gt;Most disposals do not have "blades" inside to chop the food up, what they have is a couple swivels that beat the food small enough to pass.&lt;/li&gt;&lt;li&gt;Feed the scrapings  SLOWLY and let the disposal run until ALL the food has cleared, another 20-30 seconds. All of the stoppages are created by someone cramming in a load of leftovers and flipping the switch! Instant Stoppage!!! don't do this!!! (&lt;a href="http://www.careoneplumbing.com/estimate.html"&gt;appointment scheduler&lt;/a&gt;)&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Most importantly is WATER (before) WATER (during) and WATER (especially after) this is the key to keeping a clear drain line!&lt;/li&gt;&lt;li&gt;Avoid fibrous vegetables such as....carrot peals, cucumber peals, potato peals (my Favorite), celery, anything stringy! may as well stay away from bones, egg shells, large portions of scrapings&lt;/li&gt;&lt;li&gt;Garbage disposals will stink if not kept clean, food particles break down and stink, also the under side of the splash guard collects food over time and will stink if not cleaned. So get under there with a sponge and clean.&lt;/li&gt;&lt;li&gt;The swivels ("blades") must also stay loose, they must swivel or the disposal will not function properly and it will pass larger food particles and create stoppages more frequently, so get a flashlight and look inside....if they are rust to the grind plate you need to free them or the disposal will require replacement. So unplug and get a long screwdriver and try to break free, a little WD 40 can help.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;If you jam the disposal look inside on the sides to see what is jamming the disposal and remove with long needle nose pliers, you also may need to push the reset button or use the unjamming tool that came with the disposal (allen wrench). We were out running service calls today and went to the home of a very nice young lady who called about a leak in her water heater, we arrived at the home and located the cause of the leak. We also noted several other issues that required correction for her safety and the safety of the home. One of the major issues was the vent for the heater....it was pushed off to the side and not connected, so 24-7 and 365 days a year this heater was poisoning her home and worse....poisoning her! We made some of the needed repairs and she was quiet happy that we were looking out for her safety, she then asked me to take a look at another possible problem. So I opened a closet and was quite shocked to see a vent for a Wall Furnace that was partially connected....and was installed completely WRONG and was a poisoning and fire hazard. We shut off the gas to the heater and advised her DO NOT USE THIS HEATER UNTIL THIS DEATH CONDITION IS FIXED!!! she agreed to make the repairs in the near future when funds were available!&lt;br /&gt;&lt;br /&gt;This types of situations are more common then people think, and most of these situations are created by unlicensed repairman, handymen, home owners (trying to save a $$$) and cheap-ass landlords. These things CAN NOT be taken for granted because once your dead or your health has been effected....it's pretty hard to undo! So if you own, rent, live in a home you need to know if your in danger....and the worse thing is to cheap out and poison your self in the process...that's pretty stupid! If you think you have a questionable situation get a professional into your home to check it out! dont depend on someone else because YOU will pay the price when it goes wrong!&lt;br /&gt;&lt;br /&gt;Here some info on CO poisoning&lt;h3&gt;Carbon Monoxide Poisoning Overview&lt;/h3&gt;  &lt;p&gt;Carbon monoxide (sometimes referred to as CO) is a  colorless, odorless gas produced by burning material containing carbon. Carbon  monoxide poisoning can cause brain damage and death. You can't see it, smell it,  or taste it; but carbon monoxide can kill you. &lt;/p&gt; &lt;ul&gt;&lt;li&gt;Carbon monoxide is the leading cause of accidental poisoning deaths in America. This odorless, tasteless, and colorless gas is known as the "Silent Killer." This included a new &lt;a href="http://www.chicagofaucet.com/"&gt;Chicago Commercial Faucet&lt;/a&gt; (sweet) and new DWV Copper waste piping. We replaced the sink due to a broken leg and a improper repair that created a not so sweet odor that challenged the noses of those lovely ladies of the sample brigade, that keep our tummies content &amp;amp; happy. Our work seemed to gather a lot of interest and glee from the staff of Costco and that's the way we like it!
